Bookings

A booking is confirmed once we've agreed dates, guest count and pricing with you directly (WhatsApp, phone or Airbnb) and any advance we specify is paid. Availability shown nowhere on this website is live - it is always confirmed personally.

Check-in and check-out

Check-in is after 3:00 PM and check-out before 11:00 AM. Early check-in or late check-out is sometimes possible when the calendar allows - ask in advance.

Occupancy

The villa sleeps 16+ guests. The guest count you confirm at booking is the count we plan for - tell us if it changes, so bedding and housekeeping can keep up.

House rules

No pets. Small private celebrations are possible with prior discussion - tell us what you're planning before booking. Guests are responsible for damage beyond normal use, and for keeping noise considerate towards our neighbours in DLF Phase 3 after late evening.

Identification

As with any registered stay in India, guests may be asked for a valid government photo ID at check-in.

Liability

Guests use the villa, including balconies and stairs, at their own care. We maintain the property diligently, but cannot accept liability for personal belongings or for injuries caused by misuse.

Changes to these terms

If anything here changes, the version agreed in your booking conversation applies to your stay.
